Home Buyer Report - RICS Home Survey Level 2

This level of service is for clients who are seeking a professional opinion on the condition of the property. It is, therefore, more detailed than a level 1 survey, but less comprehensive than a level 3 survey. The focus is on assessing the general condition of the main elements of a property. With this report, you will be more informed about the construction and condition of the property.

what is it?

The HomeBuyer Report – RICS Home Survey Level 2 includes:
  • This intermediate level of service includes a more extensive visual inspection of the building, its services and grounds, but still without tests
  • Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so (typical examples include roof spaces, basements and cellars)
  • The report objectively describes the condition of the different elements and provides an assessment of the relative importance of the defects/problems
  • At this level, although it is concise, the report does include advice about repairs and any ongoing maintenance issues
  • Where the surveyor is unable to reach a conclusion with reasonable confidence, a recommendation for further investigations is provided
  • A market valuation and rebuilding reinstatement cost if requested

This type of survey is particularly suited to:
  • A broader range of conventionally built properties including the majority of purpose-built flats
  • Standard houses, flats or bungalows
  • Built from traditional common building materials and is of standard construction such as brick or timber
  • A property in a habitable, average, good and well maintained condition
  • Properties which are original or have been extended once
  • Properties which you intend to adapt in some way
  • Properties usually built between 1850 to 2015
  • Not suited to complex buildings i.e. those that have been extensively extended and altered, unique or older historic properties, properties in neglected condition and properties you are planning to carry out extensive repair and refurbishment work in the future
